I love to see student demographics from year to year - that is a leading indicator for what's happening in the neighborhood and the census guys aren't going to catch it any time soon.Data is your greatest asset when you are researching from afar.

Seniors might like it but that is only a part of the demographics.

I’m open to all traveling professionals, but i recognize that traveling nurses/healthcare professionals make up one of the largest demographics of the mid term market.

You still should look at Cash on Cash, debt service coverage ratio, prevailing cap rate, neighborhood demographics, ROI, IRR, etc.
