I sent my plumber in before we closed to stem the damage.On top of that the subfloor in the bathroom, and hallway just outside it, on the main level will need to be replaced as a consequence of pets urinating in that location for years - when we bought the property, the moisture readings in that area were off the charts, it was only later we figured out why.

Even if the tenancy law in your jurisdiction is very explicit about obligations, our observation has been a magistrate is likely to take a paternalistic position vis-a-vie the tenant; give them a tongue lashing; and let them off the hook ... very much like the scenario you described.That is precisely why I advocate working with the tenant rather than being pedantic about the terms of the lease.

@Jake KinoshitaBuy and hold business is much different than the flipping business.They have a separate chart of accounts as items should be classified differently between the two businesses.You should be able to use any software to do the books for the flipping business.
