10% down payment mortgages

Hello Everyone! I have been researching loans for an sfr and am wondering what my options and terms are for 10% down payment. I also can afford a 20% down payment so I need to weigh the pros and cons for the equity build up and the cash flow for the two options. Some additional feedback would be greatly appreciated.

Price out your two options. Compare your cash flow for each option to the total amount of cash you're spending. Which gives you the better return? Be sure to consider differences in interest and mortgage insurance premiums.
