Necessary repairs before filling the house with a renter will include a wood floor treatment (not full on refinishing with polyurethane), touch up trim paint in each room, selectively touch up wall paint in certain rooms, repair a portion of ceiling from water damage (source of damage identified and repaired by owners), as well as general cleaning of Full Bath tub and tile surround. 

Central heat and Air 7K. 5K for doors paint trim and miscellaneous.The whole thing is looking about 52-55k.

Theres still trim, finishes, clean up, landscaping, etc. etc.

Touch up trim paint, missing section of shingle where we took out a window, attic closure , front porch posts.

A great example is for us in Charleston SC any hired trim carpenter from an experienced trim company will cost you $35-$42 an hour.

It looks like you have some 5 panel doors with original two part trim then some basic doors in other parts of the house.

In addition,  we also had the trees trimmed back away from the roof to prevent this from occurring again.
