under rehab -when to list?

One of my rentals is relatively new purchase and needed significant rehab when we purchased it. How done would you make it before you list it? We painted it in and out. Currently redoing floors, didn't want to but can't wait for the floor guy to be available. It still has a lot of little stuff. Touch up trim paint, missing section of shingle where we took out a window, attic closure , front porch posts. Not sure on how long this one will take to rent so don't want to lose time but we are divided on how much can be left. Wondering what are people's thoughts on what is too much to start the rental process?

@Colleen F. , I always list my properties before they are done. This has allowed me to find a client and schedule move in as soon as the property is ready. Make sure you know a date you want to have someone move in though. This will be important to the client.

Don't worry about getting too many people. Most won't fit the criteria anyways. I suggest having them fill out a pre-screen application before showing them the property. I require everyone to do this. It has alleviated no-shows completely so far.

Also, make them call you 30 minutes before the showing to verify they are still coming. Or you could call them to. But in my experience, if they truly want the house and aren't kicking tires.. they will call you..
