Kareena, that's the marketing number, you really need to get the T12 proforma from them and check their underwriting, what's the NOI every year, their financing, their DSCR, their waterfall, their acquisition fee and their sensitivity analysis to interest rate changes.

The hourly ones have expected completion times based on sqft and bedroom/bath sizes so they really cannot take too much of an advantage, and even if they did we are covered by cleaning fee (all of this has been factored in already).Most hotels staff in house to the point of their lowest occupancy months and bring in contractors at times of higher occupancy, so we are trying to follow this model somewhat.

Of course, many more fees go into the final sale of the property but, I still believe it would still be cheaper than trying to buy a home in the US.
