I have been told that this can very difficult and costly to do due to opening walls/ceilings.(2) Install a mini split system (outside condenser and wall units) for the second and third floor.  

However, it can be a difficult job that often requires some experience and legal wrangling. 

Tracking down the owner can be difficult, your agent can find their name and tax address, but they may not respond top a letter.

It means in year 3, you'd pay 4% of the loan balance as a penalty.  

So that said, not sure what value exists for this particular shop which makes it difficult to answer your question.

You'll read some commentaries that the market is starting to swing back toward a more "balanced" market vs. being very much in favor of sellers, but values are continuing to rise, albeit maybe more slowly than in the past.

However, from what I understand,  it will be difficult to find a lawyer with such a low amount.  

I’m finding it difficult to locate networking events, clubs, or other “in person” resources for notes/liens/etc investors.  

It's difficult but possible.

It's not that difficult to work around cabinets plus you save a little on materials.
