For this size building,, to get someone to vacuum, wipe entry glass, pick up and clean laundry rooms, and pick up trash on grounds on a weekly basis is pretty good for 250 a month.. about 17.50 per apartment a month cost for you.

TYMike High poverty rate, poor tenant quality, very old stock of housing (which in itself isnt bad since I like DC) but combine that with poor tenants and you have high cap ex and repair costs, I anticipate much higher than normal vacancy and non payment rents in Hagerstown, virtually no appreciation and possible even risk to initial capital due to depreciation, .....just walk around the downtown there,...there is broker glass and garbage everywhere, and people high on meth walking around......really I just cant see any reason to invest there.

The tall order for me was the due diligence necessary to determine the condition of the properties and knowing the locations well enough to know when the income approach to value was skewed by the character of the neighborhoods.Other buyers I talked with about the process use automated valuation models (AVM) to guage value, but I found those to be way too inaccurate.
