Best areas to build in South Philadelphia?

I am in between 4 houses to purchase, gut, rehab and flip. Who here knows what areas are the hottest right now and what

areas have been flops?  I am currently building in brewery town and putting additions on my properties which I'm not sure is a great idea in South Philly!
