And you don't have to learn and comply with a lot of extra rules and inspections.If you can get grad students, they're the best tenants, in my opinion. 

Make sure you research your state laws so that you comply with all those requirements as there are some places with specific requirements.Typically this is an issue handled with the contract.

I'd also add, that there will be no further charges to the tenant, as long as they leave it in the same condition it was left in upon move-in, less normal wear and tear, and move out on the agreed-upon date.You should still comply with any move-out inspection laws, and send them an itemization of deductions from the security deposit within the time allowed by your state.

They likely could have probation issues, child support, etc. that if they do not comply will put them back in the slammer.

I read a blog here, and elsewhere, about tenants with passive-aggressive behavior.For example, tenant neglect lead to an issue with the property, and tenant is responsible to remedy - per lease agreement.Tenant is given notice to comply, per lease agreement.  

It worked out fine for her, and she's paid off her debt to the IRS.The IRS will tell your employer that you must file the correct amount of deductions the following year, but there are no penalties or anything to the employer, as long as they comply. 

They know this, they know who will enforce the rules, and they comply with those people.So, you need to be one of those people.
