Can I be bold and obtain a license for both or would it be viewed as a conflict of interest?

That might not work for you considering your overall business plans (leasing back to yourself, might have related party/conflict of interest issues... consult with your lawyer/CPA).My 2 cents: What's your biggest pain point?

Very difficult to know how reliable it is for any given property...Sometimes the property appraiser site just lacks certain info entirely (like living area sq footage)...Sometimes I've seen docs at the building office that conflict with what's in the property appraiser site/stuff that has actually happened, been reported, and should be updated in property appraiser site doesn't make its way there, or is very delayed...And in some cases the current/previous owners made modifications on the property without ever going through the proper process so the county just doesn't know to update the appraiser site. 

Neat conflicts with any security software so you'll have to disable the security firewall every time you want to use it.

I have read conflicting info about a 1031 exchange.

That being said I will be finishing up my degree in peace and conflict studies in just over a year. 

If you work with investors in the day time selling them stock or insurance or whatever, and then tell different investors at night and on weekends to invest in real estate that probably makes some conflict of interest for them. 

I’m conflicted that there could be a bunch of properties coming up on the market with covid around and won’t be able to snag if we do garage first.

Seems that the shower surround is 'coming off' (her words) but when we were all in the bathroom inspecting that (the tenant, inspector, and myself) I dont recall seeing that...I think what it boils down to is a personality conflict between her and my property mananger and I can see her point.
