Also I was fortunate to meet a private lender through my agent partner, that accelerated everything 11 deals came after that, so when I say "wholesale" I mean I'm literally closing on them most of the time, and reselling, so when people go around saying THAT is a shady business tactic it blows my mind.

You can craft a nice letter and print and send really quickly and that will most likely be the most efficient/cost effective tactic until your list is larger.

Cold calling is the least expensive, but you need an enormous amount of grit to make 1,000 calls, get 950 hang-ups, 20 conversations, 4 appointments and one sale.You can try calling FSBOs and developing a tactic for that.
