Now the issue is the tiles that i bought about four years from HD is discontinued and i cant find those tiles, If i need to replace i would have to replace around 750 sq ft with the new tiles (Kitchen, Living room and the walkway). repalcement cost comes around 3.5K (so far only one estimate, waiting for one more).

Nothing urkes me more than someone acting like they are a buyer, taking a property off the market then failing to find a buyer in time and having to walk way because they didn't have their stuff together and can't buy.

I'm considering the possibility of building a studio apartment above the garage of my 2 bedroom/2.5 bathroom single familiy home attached to the primary house via a walkway from the second floor as well as having a separate entry, which I think avoids requirements of ADUs in Memphis which the property wouldn't meet and could also be used as an additional bedroom/bathroom.
