There was a probable misappraisal when you first scouted this place of about 12-15%, and that's all it takes to differentiate a solid flip vs. one that might bite you a little bit.

You're definitely more likely to meet "investor friendly" contractors there.Great suggestion though about walking larger job sites to scout for talent, I'll definitely put that in my bag of tricks when looking for new subs!

Perhaps finding out more about what your target renter seeks could help you determine better what areas to scout out.

I read an interview one time where Nicole said she was scouted by the shows producers because they were looking for a blonde agent for their reality tv show.Thats right - the number one factor in contacting her was because of the color of her hair.Definitely model your entire business plan after this ;)

Use the Biggerpockets calculators judiciously as you scout out your properties.
