I'd recommend working with a good strong property manager that lives in that area that can check on them.

If you're concerned about whether the rates match what was rented, we recommend asking your property management company if they can provide access to the booking details.

Of course we all have to start somewhere but I tell everyone I do business with regardless if it's with me or someone else I always recommend them to build a portfolio.

@Isaac Terry Recommend you first figure out the property Class you want to invest in, THEN figure out the corresponding location to invest in.Property Class will typically dictate the Class of tenant you get, which greatly IMPACTS rental income stability and property maintenance/damage by tenants.If you apply Class A assumptions to a Class B or C purchase, your expectations won’t be met and it may be a financial disaster.If you buy/renovate a property in Class D area to Class A standards, what quality of tenant will you get?

I would recommending looking at your property through the eyes of the NBA, or Next Best Alternative, to see if there is a market for you property as a mid-term rental. 

If you haven’t already, consult with an attorney who specializes in landlord-tenant law in Texas(sorry I have no recommendations here).
