Help! Out of State Investing in Ohio

Hello! Does anyone know of a dscr lender that will allow for seasoned money for a down payment and a really good property manager in Ohio specifically in Columbus, Cin, and Cleveland?  My goal this year is to go from analysis paralysis to taking action. So any information will be very much appreciated.  Thank you!

    You may want to start with the BP agent finder for those markets and then work with them to find good PMs and lenders.

    Hey Grace! 

    When you say seasoned money, what do you mean? Typically seasoning means that the funds have been in a bank account for a set amount of time (usually 60 days), so ANY lender should love that....I thought maybe you meant un-seasoned funds? Feel free to reach out, happy to help!

    Hi Grace, I have an amazing DSCR lender that has no seasoning period requirement and an amazing property manager (both a lot of my clients and myself have used!). I definitely agree that it's so easy to fall in the trap of paralysis analysis and reading books and listening to podcasts. It's so important to take action and remember that the best time to invest in real estate was yesterday, the second best time to invest is today!      Property managers can make or break your out of state experience. Make sure to vet and look into multiple different PM's per city. Look for ones that show organization right off the bat. Many of these PM's have too much on their plate and are unable to provide you with consistent communication. Major difference between working with market renters and tenant assistant programs as well. Make sure they clarify what type of tenant for a specific building you are looking into. I could go on and on with other tips as well. Reach out if you are needing any assistance!

     To clarify, you'll need 3 property managers if you want to look at Columbus, Cincinnati and Cleveland. You won't find one PM that hits all 3 markets as there is a pretty decent distance between the 3. Ex - Cin is 4 hours away from Cle.

    I know of several DSCR and portfolio lenders who offer different terms based upon your situation. Regarding PMs, I have good ones in Columbus and Cleveland to recommend if needed.

    Hi Grace! I can get you connected with my lenders for DSCR. I'm seeing 7.25 to 7.5% and 1.5 to 2 points with some lenders.

    For property managers, I have good PM referrals in Columbus and Cleveland that I refer all of my clients too. I can send you their contact info.

    Quick Tip - I would start with a range of offers (lower-end), that usually helps my clients get out of the analysis paralysis phase. Hope this helps!
