Really old center of the original town, but now sprouting all over with large homes on large tracts of land, lots of water everywhere, and no place you can't go as the major arteries of travel are always somewhere nearby.

My biggest advice to new investors is to listen, digest, learn and then sit back... ask yourself what YOU want out of life and the goals YOU have. 

I plan to be up for a good while digesting astrategic amount of information on the site.

My wife's house appreciated 14% in 2016 based on 2 comp sales of the same plan model in the same tract within the last 6 months. 

I am working with the buyer and was wondering i should get the house under co tract and assign it as a wholesale deal.

I recently purchased a small 10 acre tract with a mobile home on it for 103k.  

In the meantime, I've been playing with what I learned and digested and researched.

I don't mind being stuck with a nice 3 bed, 2 bath single story tract house in a good school district.

The GCAAR Co tract even adresses this and allows for permission to be granted or not granted to talk to the lender. the MAR contract does not adress the issue.Regardless of whether permission is granted though in the contract, one of the most important jobs of the listing agent is to do his due diligence.
