Southern Ohio Appraiser/Investor
Hello Ladies and Gentlemen,
Long time reader that finally signed up! ha! I hope to become an active part of BP and share knowledge to help others as many of you have! I am working on starting something within my local market to help new investors or people looking for consulting on real estate. A little background about myself... I am in my early 20's with a passion for real estate. I am currently working towards being the youngest Certified General Appraiser which I hope to achieve by 07/2016. I also have the goal of becoming an MAI which I hope to achieve by 2020. Last year I built two new construction homes with one being sold and the other is currently rented out for a suitable profit. One home I oversaw construction going on board after it was 40% complete and the other I lead from start to finish. I am recently married to a beautiful woman who has a love for real estate just as much as I do. Last month my wife and I successfully bought two duplexes in 27 days, increased our net worth $70k-$80k, and after 1 is rehabbed will generate over $2k in gross rental income. All the while no money came out of my pocket. Both of these properties were done with a combination of private money and commercial notes, not hard money. Currently both duplexes are now both commercial mortgages with 10 year and the other a 20 year amortization.
Having the appraising experience has allowed myself to gain the most insightful information. I have only met two appraisers in my area who are active investors and I personally believe being an appraiser verse real estate agent gives similar, but different outlook on deals/investing. Sharing my knowledge is something I hope to work towards and become an active member of BP. If someone is in the southern Ohio area that lends please let me know! I am always seeking new routes to use to leverage my goal for my wife and I's portfolio.
Currently my wife and I own 2 duplexes and 1 SFR. We are purchasing another SFR property within the next two weeks to add to our portfolio. I do have a mentor that has been absolutely amazing. He has 46 years real estate investing experience and 30 years as an independent commercial appraiser. Having a mentor truly is the best way to get involved with real estate and actually succeed. While my mentor is old school and shy's away from the deal I just recently did, I also know my goals verse his. My biggest advice to new investors is to listen, digest, learn and then sit back... ask yourself what YOU want out of life and the goals YOU have. Thanks for reading!
