Already has beautiful desert landscaping.ARV – conservative estimate at $1.5 Million. No good comps for this unique property, but a few local Navajo who seemed trustworthy said it would be worth at least $2 million.

I have controlled the water bill at my properties by the following:(1) low flow toilets(2) low flow shower heads(3) low flow thingies (sorry, I don't know the formal name) on the kitchen and bathroom sinks(4) coin operated FRONT LOAD washers (14 gallons average per 20 lb load vs. 42 gallons average per 10 lb load for a top loader)(5) "desert" landscapingI have not heard of those flappers being eaten away by the tablets, so I can't help there.

hello all i thought i would give my example so far and get opinions on what i have donei live in the "IE" or high desert area of so califi worked hard during the boom years to pay off my house free and clearlast dec when things really crashed here (and still are) i bought the cheapest 3/2 REO house in my good neighborhood for 80k, having a construction background i totally rehabbed this house down to the studs so it is a virtually new house at this point i spent 20k on materials and i was the labor and it took me 9 months !

Hi all,I'm new to the forum and would really appreciate some advice on my current situation.I'm an engineer in the Pasadena, CA area with a great (non-RE) career which is pretty safe, but just covers my family's expenses - including our townhome.My father recently passed away and I obtained a luxury home in Gualala, CA (little equity, huge payment), a lot leased to roofers in Torrance, CA, which I'm kicking out because of non-payment (~500K equity, low payment), and several pieces of San Bernadino desert property (mostly paid off).I have the Gualala house up for sale and will hopefully get a little over what's left on the mortgage, if not, I plan on leasing it in 6 months.I have one desert property in a developed area up for sale.

The only reason California was first settled was because someone found gold there and a bunch of people packed up everything they owned, risked everything and traveled across dangerous wilderness to live in a high mountain desert.
