Native American Castle for Sale!

I am offering a Native American Castle for sale!!!

Major fixer but lots of potential here.  10 bedroom, 0 bath home, around 5,000 to 10,000 square feet.  The property has real limestone floors, 3 stories, a solid red-stone foundation, a very large pool and lots of room to expand.  Home would need to be brought up to local building codes.  Buyer to verify permits.

Offered at $500,000, includes wholesaling fee.

Rehab estimate: $35k, needs new electrical, plumbing, HVAC, roof, some walls, a few bathrooms, windows, some foundation issues, and all interior fixtures.  Oh, plus carpet and paint. Already has beautiful desert landscaping.

ARV – conservative estimate at $1.5 Million.  No good comps for this unique property, but a few local Navajo who seemed trustworthy said it would be worth at least $2 million.  They say it was built by the Anasazi, so that adds at least $500k.  Buyer to do own due diligence.

Rents at approximately $10,000 per month.

Hurry on this one – will not last!!!!!

And yes, I'm just having fun with this post! :D
