I'm not really trying to hone in on one type of guest seeking MTRs, it is a decent location for travel nurses, med students, anyone looking for temp housing while relocating.

There are consequences for our government decisions and a lot of current policy and national sentiment continues to be inflationary (tighter immigration, high tariffs, wars, nationalism/isolationism, child tax credits, student loan forbearance, high government spending/deficits). 

Your main competition is the dorms and the apartments on the north side but housing in general is still sparse for college students.

I'm a wholesaler new to Las Cruces and learning more about the city everyday.The military and college student presence in Las Cruces is strong.There is a ton of small multifamily properties (for the size of the city)I'm very optimistic about this market.

Buy everywhere, except stay away from props off Superior east of Eddy Rd, and certain areas down Harvard and Miles, However do not even attempt to if you do not have a team in place, it will not end well.

You have a lot of properties around the colleges as well that can be rented to students or since its next to a couple of Hospitals the Nurses, Doctors, and other medical staff pay good rents.
