So, if you had 10 projects going at once, all owned by one LLC and something happened and a judgement was made against the LLC, potentially you could lose all 10 properties.

I hope this doesn't come across as offensive to anyone as I do not want to be judgemental but the applicant even had to have the co-applicant spot her the 20$ for the application fee.

I do it myself, all of the forms are on the county clerk's website, and it takes about 3 weeks from the date I file it until the sheriff removes them and costs a little over $300 with filing fees ($200), process server ($30 per tenant) and $90 to the sheriff to serve the writ of possession if they haven't left by the time you get your judgement entered.

I would tell him that you will have him taken to court to be removed from the property and you will have a judgement filed against him.
