2 applicants/ how to navigate

First time landlords 2 applicants legal advice. My husband and I are renting our current home for the first time to acquire a little extra income for our new home. We had our first open house after 2 days of being on the market and have two applicants. My question is I know I cannot discriminate against either applicant if everything checks out but one applicant really stands wrong with my husband and I. Do I go ahead with a background check on them knowing I really don't want to rent to them or do I give the check back and tell them its rented if the other couple pan out? I hope this doesn't come across as offensive to anyone as I do not want to be judgemental but the applicant even had to have the co-applicant spot her the 20$ for the application fee. Also I should mention that the ones we are leary about are the first applicants.
