Lease/Eviction question

Hi Everyone,
I'm closing on a townhome(In FL) that already has a tenant in place.
12 mnth lease with about 6 months left on it.
I'm being told that the tenant pays about 10 days late each month but she does pay the late fees.
I asked to get her payment history in writing but seller seems to be ignoring that request.
The Tenant is a single mom so I already know that if she doesnt pay rent it will be very difficult evicting her.
So my question is, after the lease is up is it easier to get the tenant out?

This is just assuming worse case seniario that she doesnt pay.
