Also some context may help: I have 1 and 2 bedroom apartments in a very high demand and trendy neighborhood.

So, here's some homework for you if you want me to stop using front-loaded to describe the situation in question: come up with a better one or two word phrase that describes it and makes it smell like roses. 

Although that is the phrase many use is the US for college rental agreements, that not what it should mean IMO.  

Phrases such as these could be a $10,000 fine for your first offense.
