If the commercial part of the mixed use is vacant it will likely stay vacant, if the residential part has units renting under $1k/mo you will likely encounter drug issues w the tenants.

@Daniel Peavey, most of the time you need to post a notice to them and put stickers on the windshields that they will be towed in xxx amount of days.

That's a pretty large building, sounds like a lot of walls would have to be torn open to get this work done- if you can distribute costs to tenants in another way you might be way better off for this type of property and other ones like it that you encounter!

This work was not specifically listed on my SOW, so the contractor did not include it in his proposal, resulting in a Change Order.If I would have used "Turnkey" language, would/should a contractor based upon his experience, knowledge and expertise know that this work would likely be encountered and include it in his proposal?
