That's a much more significant drop.Thanks for the tip, but you'll note that I mentioned there were multiple recessions in the first chart I posted, you can see in the chart clearly that there are 5 recessions listed, you just missed it.....I have an above average understanding of statistics as I was a business major in undergrad and grad school, so I understand sample sizes and much more.

The $1/sf figure I got was based on a small sample size of three places, all of which were in older buildings without central HVAC or other modern amenities.

I wanted to prioritize (even though it’s a small sample) just for the exercise.

OK, I posted a very long and detailed answer with a sample letter and it took me an hour to type and then when I hit post it just disappeared.

Due to the small sample size and single mailing (plus my very dialed-in messaging), it's difficult to say whether their service is a "great" deal, but the data seems like a decent list (although I really only want SFRs, so that's another consideration).

I would like to know if anyone can share any sample letters you have used in the present/past for direct mail marketing?

I'm not sure what set your rate that high but 200 is such a small sample size it could have been strange luck of the draw, but I'm not one to rely on luck so figure out what you did.
