I would like to know if anyone can share any sample letters you have used in the present/past for direct mail marketing?

This is marketing. Who is your target? What is their problem? How can you solve it?

I am not a fan of "my wife and I love your house" letters because they fail to present your REAL message which is "Need to sell FAST? House needs REPAIRS? Need CASH? We can SOLVE THE PROBLEM, get you out of those burdens and put CASH in your hand...".

Small apartment owners would be a slightly modified message - "Tired of dealing with TENANTS? Are your costs wiping out your profits? I can pay CASH and close fast, with no repairs required to the property..." etc. etc.

Think about your target and design your message to communicate that you are the solution to their problems, needs, desires, etc. That's the essence of marketing to TRULY motivated sellers.
