It certainly wont be much but worth a shot.

I was 4 months along trying to refinance my primary residence, the appraisal came back that the single family house is zoned general commercial and now the bank won't finance because if it was ever destroy over 80% that a residential property could not be reconstructed.

Also, if you are talking about REO properties many banks wont allow the contract to be assigned. 

I expect to have relatively no repairs needed in the first 2 years that the renters deposit wont cover, but I will carry $100/month from earnings in holding until the end of the year, at which point I will hold and only replenish if I use it. 

When I ask him about seeing the property he says the tenants wont let me inside or even in the backyard.

You're trying to find JV Partners for an investment you will not be participating in, that you have no knowledge of and that you don't understand...that is a recipe for disaster, and it's the best way to destroy your reputation before you ever get off the ground.  

Even if you tell yourself and your partner that you will be keeping things "strictly business", in reality personal matters will sometimes leak into business and vice-versa.I truly believe that you wont be able to find out how the dynamic will go between you two until you try working together.
