By the way, after the pit-bull incident above, I went straight home and added to my written criteria: applicant can be rejected for turning their dog loose without a leash and/or not having their dog under control.

Josh, The "New Requests" only shows me incoming requests that I have yet to accept; it does not seem to show requests I sent but that others have not yet accepted - and then there is also the need to identify when a request has been rejected as well.

Lately I am experiencing many small banks and credit unions doing much more portfolio lending, I would consider the question if it really is that in your area they are not opening up yet, or if your sales pitch is lagging and your getting polite rejections?

Hi,Just wanted to chime in and say that I love this topic - It seems to be one of the questions new investors like myself would come to bring up.I'd be a little nervous myself to reject a tenant if they didn't appear to be responsible; so I always wondered how first-time investors would deal with being able to filter their tenants responsibly.Myself, I'd have to learn not to be overly picky though and risk passing up someone who will become a long-term tenant!

Like I said last year I will test the major banks to see whether they will play by the DF act and at this time, four mortgage applications out of 12 were rejected because the consumer did not qualify for the mortgage loan.Joe Gore
