Music addendum

I live in a college town so a large part of my market are students. I have 4 male students that are extremely interested in renting out my rental house, but during my discussions with them they informed me they were in a band and wanted to use the basement of the house as a place to practice. I'm not necessarily against them playing in the house but I don't want noise complaints to be a problem. I decided to make an addendum to my lease that basically has them agree not to play the music too loud or at times that would be disturbing to neighbors. I essentially said I would give them 2 warning but the third offense would result in a loss of deposit and essentially give me the option of evicting them. They won't sign the addendum due to the third offense being "too harsh" so I am reaching out to people on here to see what they would do. Do you modify your addendum or stick to you guns and move on?

They are likely anticipating breaking your noise rules. Knowing they intend to break my rules would cause me to reject them. I have language in my standard lease to address noise:

"Tenant is entitled to quiet enjoyment of leased premises. Tenant may not commit waste or damage leased premises or included property in any way. Tenant may not create a nuisance by annoying, disturbing, inconveniencing, or interfering with the quiet enjoyment and peace and quiet of any other tenant or nearby resident."

"Any fines or penalties charged to landlord as a result of tenant or tenant’s guests failure to abide by applicable laws shall be the responsibility of tenant. Tenant must pay the full amount of fines or penalties to landlord immediately."
