@Ethan Summers that was my entire point... desperation time is 72 hours or so before they are going to lose it.... 90% of the ones I bought were 48 hours .. that's when reality sets in.sending letters within days of the initial NOD ( notice of default is what we call them here) your just one of hundreds.. so its just slinging mud on the wall) and with default a fraction of what they were 10 years ago... not as many fish in the barrel.

Maybe my cousin owns it, maybe I get a kickback from referrals, maybe the owner takes me on fishing trips with him, or maybe they actually do a great job.Bottom line is unless you know me and know my motivation for recommending somebody, you need to do the same due diligence as if you found them through some other random source.In my very limited experience with PM companies, you will probably be overcharged depending on what your perception of "fair" is.

I'd be thinking $6-$8k on that size of a house if its got sheetrock up, lots more work to fish it than if the studs are exposed..

Even when he was breaking even he was getting ahead.Out of all those properties the one that I grew up in was the worse one he owned.Now he is sitting up north in his cabin on the lake and he goes fishing or golfing everyday in the summer and sits out on the deck still smoking his cheap cigars and cheap beer.That is my inspiration and also shows me that when people try to put doubt into what you want to do you pay them no attention and keep moving forward.Also nothing wrong with dreaming but you also need some doing to get anywhere.Scott
