@Karen A.Karen without going to far outside of conventional building techniques there are a few easy things that will greatly improve energy efficiency and allow you to market these to potential tenants.  

Definitely need to employ white hat only techniques.  

After watching the TV shows on flipping on netflix where they transfer 2bd house to 3 bd to increase its price, or create an attached bathroom for a master bedroom and different kinds of techniques they'll (usually the females) use make the place look spacious & beautiful.    

Any insight, experiences, stories, strategies, process, direct mail letters, techniques, etc would have appreciated.

Driving for dollars is a technique to literally drive around looking for vacant-looking properties and for sale by owner signs. 

@Bernard SangaI have been using this technique for multiple properties for several years without any problem, ever.

Id love to discus what your investing goals are as well as great management techniques you can use in your house hacking!

Avoid people like Risinger who use the hottest materials and instead look for people using conventional techniques.
