Which sounds great, but can be a real nightmare when the city does a half arse job of doing it, cutting irregularly, getting rid of any flowers or plants you might have put in, not allowing bike racks in front of business.

Inside you would have walls racking and sheetrock would be damaged and when that happens the best may be to redo all the texture and then repaint.

Like @Dean Letfus , I'm trying to rack my brain for parts of this city where you can legitimately achieve a 2% ratio on a consistent basis and the only parts of the city i can think where that may even look possible are areas I would not invest.

However, the water/sewer in the city where our properties are only bills quarterly, so the tenant can rack up quite a bill by the time they're evicted.

They are more community specific and often more flexible than the big banks, and are more geared to actually helping you with your finances rather than racking up fees.I would suggest doing some online research on local credit unions and then making an appointment to talk to a lender at a few that look promising.
