What is your opinion on EMD? It is holding me back from proceeding because of lack of money to lock in contracts. I do try to get those 1-2% down, but what advice do you have for either avoiding EMD, or...

I'd recommend getting on some wholesaling companies' email list.

I am going to start wholesaling and when I emailed the Real Estate Commission in NC they said I would need to do a double close with a lender and title company.

It should be noted that wholesaling has been regulated pretty strictly in Pennsylvania and wholesalers have to have a real estate license now among other things so there's likely less wholesaling going on in Philadelphia as in other places. https://consolematison.com/2024/06/12/new-legislation-on-res...

At one point, I saw more of it than wholesaling.

I plan to start out wholesaling learn how to spot good deals and then transition over to flipping.

We were interested in wholesaling, so they gave us some mentorship on how we could creatively get started wholesaling to build up capital for our next investment property. 

You can be good enough at REI that people will give you their money to invest with them giving you a cut of the profits, or wholesaling where you find a buyer to assume your contract before closing. 

I recently started in February wholesaling to build capital for my first step into house hacking.
