Most investors do not treat it as such and allow tenants to regularly violate basic terms of the lease.When these Landlords share the problems they are having, more experienced Landlords may seem harsh because we are attempting to correct a major flaw in the way they operate their business.

Not a foreclosure different scenario .. but I bank at a small commercial bank.. if you used a large major bank I bet that would be tough to do.but once they cash the check I think your out of luck unless the sale was flawed on the trustee side the money is not coming back.

I would get comps for yourself which show your property is worth what you think it isIf an appraiser takes the first three they find that may not get your the appraisal you needIn my situation appraiser used three and came to a value of $40,000The selling agent sent him 3 I found and showed why his comps were flawed and it went to $140,000It only takes a couple minutes and could save you weeks of trouble of getting them to change the appraisal

Turns out, it has some major flaws ($$$) The sub floor and beams under the bathroom are rotten and will result in the bathroom being totally torn up to get to the beams and repair and then putting the bathroom back together.The other thing was-there is no access to the attic.

What this will do obviously is get our house off the books as the rent will cover the mortgage, taxes and insurance for the 6 months, then at the end of the 6 months when he gets back they will supposedly buy the house.What flaws do some of you more seasoned investors see in this.
