It seems like you're just referring to adding an egress well, but if you intend to actually dig the cellar floor out to create higher ceilings, PLEASE READ.

Yes, as I mentioned, I’m not opposed to adding the egress, despite the added expense and complication.

I was married to a Realtor for 14 years, so I know what to expect and there is way more to adding value than just an MLS search.

The cash flow would be similar to adding the ADU, but the costs would be substantially less.Note, I also use the term "hands off". 

Or having to ad or change major expenses due to turnover or a capital improvement that consumes more time.
