This is ordinary and you shouldn't charge for filling the holes.If the tenant puts up four lag bolts to mount a TV or installs six shelves in their bedroom to display their tea cup collection, that would NOT be ordinary wear-and-tear.CLICK HERE for a great guide with a lot of examples.I have a similar list that I provide tenants, along with instructions on how to clean and return the home.

If homes are "flying off the shelves" then obviously there is less sense of urgency on the banks part, but if things are moving at a more normal or even slow pace then you have the negotiating upper hand, especially since a couple other buyers have already been unable to complete a sale.
