Maybe if you have off the charts risk tolerance...... but someone wanting to retire probably A) doesn't want to deal w/ master lease and B) doesn't care to learn about the benefit of a master lease.Even if avg price was 50k, how many people w/ almost 2mil cash for the down payment or who can qualify for 7+ mil loan are going to want to invest in Mesquite, TX (which has less than 200k people)....

These are often transferred in bulk... with the deed having page after page of legal descriptions and possibly a chart of annual rents.It should be easy to find people who own hundreds of ground rents by limited research or just asking around.Each ground rent gets registered with SDAT using their form.You don't foreclose a lease... you pursue an ejectment action or action for possession.

Most are bought by cash from a refinance, or a sale of a smaller one that's had its' value added to buy a bigger one to do the same.I suppose I could chart my units on a graph with time on one axis and units on another to see how they've grown over time.
