I was never licensed and never wanted a license.I don't like being held to a "higher standard" lolIt's cool being able to tell Wise that he is a wanker and not get in trouble by the division of real estate for doing so haha. Also, you can market and sell what you own without having a license.PM is a different story and as you mentioned mate, an officer of the company has to be a broker in order to satisfy the division of real estate. We are actually double d#$%ing and have two brokers as officers as the division didn't like that our broker was in Florida so now we had to get one in Toledo also.If only I was a whistle blower, could make a nice buck as I know of at least 2,000 units illegally managed in town by folks without a license or broker.🤷‍♂️ thats why we worked together on deals.. Â

(doubt this is accurate)Regardless0.02% of 500,000,000 = 100,000 people are successfulSo you see ONE HUNDRED THOUSAND success stories, people holding up checks, bragging about how many Lambos they buy... but what you will never see are the rest of the 499,900,000 people quietly crying in the fetal position on the floor that lost a fortune trying those tactics. You don't hear from them, you don't see them and you only see extremely incomplete data.Again,I would stop telling others it is a numbers game.

Nearing 1,000 College Student Tenants: Here's what I've Learned

Really appreciate all of the insight and information. It's obvious from your post that student housing is an extremely high-touch business, but one that you have mastered - timing in marketing, expectation setting with kids, quarterly check-ins, the list goes on.So my question is, as an out of state investor considering investing in the same type of space, how would you characterize other property management companies ability to successfully run a business like this?Â
