I'm sure a lot of you have seen BP member Bob Stevens all over the forums telling people all about his 15% net cap Cleveland rental properties and the importance of his team.
If you do a little digging you see that there is this other guy named Bob Prisco. Bob Prisco looks, acts, and talks exactly like BP member Bob Stevens so I assume they are one in the same. Bob Stevens/Prisco sells turnkey properties and has websites advertising a complete turnkey experience where they handle all rehab and property management for out of state and out of country investors.
___
___
So having said all of the above, I got really confused when Bob was giving some BP members the advice that they didn't need a property manager in Cleveland. All they needed was a "team" to handle everything for them?
Well who the hell is on this "team" if there isn't a property manager?
What exactly does this "team" do if they don't manage your property?
Beyond the obvious questions of what this "team" does, I was very confused by Bob's comments as I was under the impression that Bob owned a Cleveland property management company called 5 Points Property Management.
___

___

___
___
___
And if all of the above wasn't confusing enough, I went to see who is currently the owner of 5 Points since Bob says he has no involvement despite the conflicting info above, and I find out that 5 Points has had their license suspended.
___
___
Now I am not making any outright accusations here, but the whole thing smells pretty fishy, and I think Bob Prisco / Stevens owes the BP community an explanation as to what's all going on here.
Upon further research it does appear the user @Bob S. is breaking the rules by using a different name, given that the email address listed with BiggerPockets profile is actually linked to the name Robert Prisco - we have strict rules about using your actual name in section II subsection A of our rules that can be found here https://www.biggerpockets.com/rules
Bob do you have any response to this post that you would like to share publicly? This is a serious accusation if you are misrepresenting yourself on the BiggerPockets forums as an alias, and if you are trying to get clients for your suspended business here from the forums.

not only that he advocates buying the most risky property in Cleveland IE east side hoody stuff.. He then showed me some stuff in Jackson MS same thing the hood.. Investors if they follow his advice are going to get hosed in that market as well.
this is just like the Sub to guys that post under different names.. @Scott Trench and his team have done a good job with the sub to guys they got removed but came back a few months ago and of course the post on all sub to threads and at first just normal responses like they did not really understand the bizz.. But could not help themselves and just went right back into their same ole schtick..
Of course there are plenty of turn key providers that suggest folks buy in the roughest areas no crime in that but 15 to 20% caps which is what he spouts constantly with no acknowledgement that he is really selling these properties .. He touts himself as owning 500 of them.. when in fact I suspect but dont know for sure.. the 500 is how many he has sold he might very well own 100s of homes so as he likes to say on BP he can live in FLA and never needs to go CLE.

This thread should be pinned and tagged as the first to appear when rookies (and even most advanced investors) search for investing out of state. Don’t do it, and here’s why. . . .

Thanks for the “due diligence” James. And thanks for the adherence to principles intended to keep BP free from “disguised” bias, @Scott Trench. BP is valuable BECAUSE it works hard to expose people who try to conceal their vested interests. More posts should start with “Full Disclosure, I Am …..”. I don’t mind someone pushing their product, as long as it’s acknowledged by them that they are bias because of it.
I noticed the name discrepancy with a FB profile with the other name.
There is a lot of condescension in his posts, often degnigrating those who say anything counter to his opinions. And in general there is a lot of downplaying of risk in the pursuit of pure ROI.
None of that is wrong I guess, it's just not my style.
I think that Jim asks a valid question though, and one that the community and Bob's potential clients would be better off having some clarity on. I also think that it might help Bob to clear up the confusion.
Bob has been giving bad advice for some time. Additionally, his ugly, nasty, condescending behavior has been called out many times by many members (including me). Fraud is a high bar to finally do something about a member that has been so problematic for so long. James, Thank you for finding something that may finally cause some action to be taken.

Are you saying "don't read, don't research, stay off the internet, just connect with a team" isn't great advice?

If you read my posts I ALWAYS said, "you can buy in those areas IF you have a team that knows what they are doing". I also said NOT in all areas of the " hood" always say, certain areas." I have been 100% spot on with all my suggestions in ALL of the Cleveland markets over the last 10 years. I am certain you are aware all areas have increase, 2, 3 ,4 times over the last 10 years, YES even PARTS of EAST CLEVELAND. Also, I put my money where my mouth is. I have props in the same areas. You cannot find one person anywhere that will talk bad about me, as I always " do my job" and more.
Jackson, as mentioned we were going to buy there, but never did. We had 3 props under contract but could not find reasonably priced contractors so never purchased there. But if we did, again, we would be buying right alongside clients in the same neighborhoods. See unlike realtors who care about one thing, making the sale, we are with clients for years. So, if they have an issue, we are there for them,
All the best

James this post was 100% uncalled for. I am one of the good guys there. Find one person that says they were, " not treated well " by me, not going to happen. I was using them for PM, no longer. Team, on call maintenance man, attorney available when needed and me to provide any guidance. What more do you need? DUDE this was not cool.

Well James I was referring people to them but have stopped months ago. No idea about their license. I never had anything to do with their day to day.
So you don't own 5 points and never have? Who does own 5 points? It's the only brokerage I've seen where it looks damn near impossible to see who the Broker/Owner is.
Additionally, if you are not the owner of 5 points, how is your "team" handling property management for all of your out of state and out of country clients when you are not a licensed Broker, nor do you own a licensed property management company?
James this post was 100% uncalled for. I am one of the good guys there. Find one person that says they were, " not treated well " by me, not going to happen. I was using them for PM, no longer. Team, on call maintenance man, attorney available when needed and me to provide any guidance. What more do you need? DUDE this was not cool.
Well Bob, the issue is everything about what you say and do is so far from truthful I don't even think you realize it.
For starters, you are using a fake name, you have been asked about it multiple times and are not answering the question.
You just posted the following
___
This is in direct conflict with what you posted below. If someone were so inclined they could go through your post history and find example upon example upon example of conflicting statements like this one.
___
On top of that, you keep saying that nobody will be able to find one person who has had issues with you. I have had several people email me about you over the years. Now to clarify, I know how butthurt inexperienced investors can get when investing in Cleveland and not understanding how things go, so I am not taking their accusations at face value, it's not my fight, but it just goes to further illustrate that you have no regard for the truth when you speak.

___

___

___

___

___

___

___

___
And if all of the above wasn't confusing enough, I went to see who is currently the owner of 5 Points since Bob says he has no involvement despite the conflicting info above, and I find out that 5 Points has had their license suspended.

Again, this is the issue here. You are deflecting and being deliberately unclear in your statements. I clearly illustrated there is at least one customer saying they have issues. Is he right or wrong? I dunno, like I said not my fight. I even gave you the olive branch and acknowledged how butthurt new investors can get. But the fact remains someone is saying that so why do you keep saying nobody is saying they have an issue with you?
Hell I wasn't even going to bring up the emails with customer complaints as that isn't one of my core questions on you, but you forced me to bring them up when instead of answering the questions, you kept on lying and saying there were no customers out there who had an issue with you.
Saying there are no customers who have ever had an issue with you is a ridiculously stupid and false thing for any business owner to say. Just explain the situation using facts dude. There are tons of threads on BP where some newbie investor came after HoltonWise and I go in there and explain my case using facts, data and evidence. Do the same.
Take the opportunity to directly explain the questions posed here.
1. Why use an alias? Prisco vs Stevens?
2. What happened with 5 Points?
3. Who owns 5 Points?

That person saying that is 100% FOS. I would love to speak to that person, again no clue who they are. 5 points NO Idea what happen, I stopped recommending people to them months ago.
As stated, if an owner has the rent checks go directly to them, tenants call a Maintenace coordinator to handle repairs, and have an attorney, what more do they need ?
Dude I am done with this. You bashed me in an open forum, not cool at all since there is NOT ONE complaint
about me anywhere. Just click on my profile, again, my entire life comes up.
Good luck ,
