We ended up doing a $62k renovation on the property to include a new roof, all new mechanical systems (including A/C compressor, hot water heater, furnace, sump pump), full kitchen and bathroom renos, all new flooring, paint, landscaping and deck.  

They just have lines that run from the compressor to each air handler that hang on a wall.

Unfortunately I don't have an air compressor yet so that's not an option for me.

Spray the new texture on with an air compressor and a wall texture kit.

More often these days, the newer, more efficient parts require changing the compressor or making other major changes to upgrade the entire system.In most states a landlord's responsibilities fall under the "warranty of implied habitability."

We just used our own compressor with the right fittings.

So far, they have paid $230 to repair an electrical issue, $150 for a leaking toilet, and just authorized the replacement of the the HVAC compressor.

As to the question about how it all added up to 10K - here are some of the things he reported to the police as stolen:- washing machine - oven (yes, an oven)- TexSpray ($5,200)- nail gun- $400 worth of fittings, shark bites- Dewalt 12 in. sliding miter saw- X19 Spray painter in box ($600)- 30 gallon Dewalt air compressor(lots of other random construction equipment)- 600 feet pex- 48 in. round fan

Usually the only super expensive repair on an AC unit is when the compressor goes out.

HVAC guy came out and replaced a capacitor on the downstairs compressor and reconnected a wire ot the circuit board on the upstairs furnace.
