There's no water dripping from above so I believe all of it is inside the chimney and there's condensation on the outside of the chimney now up to about 2 ft up.

My point is, and I hope this would never happen, but I don't want to have to pay a $75 service fee every time something starts going wrong not due to damage (e.g. leaky pipe/faucet, leaking water line behind fridge, leak from washing machine, clogged dryer vent, leaking water heater, A/C condenser fan gave out, furnace stopped working because the control board went out, etc etc etc).

The condenser is not connected to concrete slab, the drain line isn't 2 ft from home per termite code.

Seems that with peak buying season being condensed into a shorter period and the inventory in Denver being low that there are not as many opportunities.

I do a quick filter change and condensation line cleanout every 3 months, main purpose to get in the house to do a general look around for obvious issues like animal and smoke odors.

We follow the stream back only to find the condensate from the AC unit is dripping into the house (Yes, the upstairs tenant leaves the AC on for their cat while they are out of town).

In fact, I've had some great BRRRR deals return negative 150% in the first year because an ac condenser had to be replaced.All of these numbers can be adjusted with different strategies which is why people won't get excited about a cash on cash number until they know what your cashflow is.

Based on picture, looks like there is a fair amount of condensation in the right corner, and a fair amount of water around the floors all around.
