It probably isn't an issue for a company who is already operating at an airfield, but I'd check with airport management to confirm your improvements don't violate the lease if you branch out to just standard private hangars.

If you're seeing more price points that are higher than the norm typically it means that either the market is shifting gradually up or that there's multiple people involved in that deal "chain" before it gets to you and everyone is adding their markup.My advice would be to attend a few local meetups to brush shoulders with other investors to pick their brain about whats working in your market AND to start marketing direct to sellers instead of trying to get the deals from wholesalers.

Up until the 1970’s, real estate agents were attorneys in my state (CO), then there were too many transactions for the number of attorneys to handle, so the real estate commission created standardized forms and real estate licensing, but real estate remains a branch of the law here so we use standardized forms, require a lot of disclosures, and typically it works best when there is a buyers agent with fiduciary duty to the buyer, and listing agent with fiduciary duty to the seller.
