Recently I've been looking for some land to have a place we can relax on and get away from the city a few times a month for fishing, hunting and just being in a peaceful environment.

John, I think broadening beyond 10 miles would be a good idea.

While out of state investing is an awesome way to broaden your horizons when your area doesn't make sense there are TONS of hidden costs even when you are like us and buy the best type of house to reduce costs.You still have the $200 an hire handy man (he charges by job, $10 light bulb lol) because he has you hostage.

when we were doing the auctions, we were small fish in a large ocean of deep pockets.   

Eventually, you'll broaden your horizons, but to start, just pick one area and go for it! 

I would also like to make connections with realtors, title companies and various other professionals to broaden my network.

What would your advice be  ( fishing trips in there) Also have family member that wants to move to their eventually .Keep that passion going that some thing that you cant teach.

Anna Z.I'm a small fish in a big sea, and I am yet to purchase a turnkey (but I hope to purchase my first in about 6-12 months), but I believe that turnkey is *not* a good first investment.I only own a few, but I have learned a ton from owning and setting up rentals.
