Most lenders don't actually have a loan minimum per se; they have a cost (usually around 50k) where the standard fees they need to make are too high a percentage of the loan amount.

i made 30k throughout the year, why is it when i put the full 30k on my schedule c i get a refund, and when i put 25k on schedule c and 5k as a distribution from my s corp i owe money, i thought distributions dont have SE tax?

If you do a salary, which isn't a good idea, you'll have SE taxes, you will otherwise on draws from profits.

I am the true "General Contractor" not to be confused with project manager (I Manage the ENTIRE project to include actually having the ability to drive nails) not just take 10%-15% for "managing a project"If they decide to hold the property for rental I get 50% of the ARV minus all the expenses of course (including all expenses to get it to turn key).I never enter into partnerships when it comes to the rental per se.
