In terms of immediate priorities, I'm looking to find a lender to get pre-approved, take a drive around the area with an expert to learn the ins & outs, churn through deal analysis in the neighborhoods most applicable to me, and assemble a team so I can move quickly when the right deal presents itself.Thanks for reading through this lengthy post; the first time putting yourself out there is always the toughest :) Hopefully any other lurkers reading this post are encouraged to introduce themselves to the forums as well.

@Thomas MurphyI'd strongly encourage you to start local despite the higher price point. 

The potential cash flow from STRs is great, but I would encourage you to run the numbers as a traditional long-term rental in case the short-term option doesn't work out.Are you planning to do another house-hack on the new property, or will it be exclusively a STR?

As far as the security deposit our lease states that any breach of contract forfeits their security deposit.Also, yes I will begin the evection process if they don’t pay the last month’s rent and hopefully the notices would encourage them to pay I just might not follow through with the filing until they are in holdover…thanks again.
