I bet that any energy directed at loyalty programs is much better off being directed towards guest experience and the little delights that will result in more five star ratings for new bookings.

:cool:BTW, Charles, I must have had a brain fart yesterday, because I should have also referred you to some of Nick Johnson's posts on seller financing too.Actually, it's not that hard to find "a property manager that would be as concerned about efficient management," but you might need to interview 30 of them to find that shining star.

A place with a 4 star average can be shut down and booted off the platforms, when in other settings, 4 stars means very good. 

If I played my cards differently I probably could have been more sympathetic to their situation, given back the deposit, and gotten them to give me a five star review. 

Half of the business is Wholesaling (we starred the wholesale game in KAZOO/BC area so if anyone tell you other wise they are lying LOL) the other half is using those profits to buy homes with LC and other creative ways to structure a deal that will generate me $250-325 Net cashflow monthly (using the profits for DWN PMT).
