While you could make a profit if you have a loan for the full amount, it's a tiny profit;- In reality, location has a lot to do with it.

The banking system of today is really not made for tiny bankers which is why they get bought up in large numbers by larger regionals.

We never thought to even ask for this term but after buying 3 properties at 70% of appraised value and refinancing after 2 months to pull the equity out at 85% LTV my banker just asked us to tell them the amount we wanted to finance so they could stop redoing the paperwork after 2 months for the tiny initiation fee.

Our realtor told us that there is no place where you can get sod or plants in Chicago this time of year, after seeing our house looks barren in the front with tiny plants and grass in patches.
