I am concerned that between the startup fees charged by an SD IRA custodian, the costs of forming an LLC (for checkbook control), and the annual fees for both that it will not be worthwhile.  

Are there other worthwhile strategies for REI in the NYC Market?

I did try one of the contacts listed in one of the links but they informed me they do not set up LLC's unfortunately.The remote CA could be worthwhile looking into also.Again, thanks for your help.Pete

If the opportunity was worthwhile, I would consider smaller commercial properties as well, though the preference would be to get some base hits with the smaller properties first. 

Regardless, the ROI is likely to make it a worthwhile endeavor.

He certainly seems to know his stuff, and I would absolutely recommend a chat with him to anyone looking for some worthwhile information or coaching.   

It's easy to keep it rented.I don't think I would look at more leverage, but it may prove worthwhile to look at switching from a 15 year note to a 30 year note if you can.
